Cipher Mining announces $5.5 billion AI hosting deal with AWS.

Mining firm Cipher Mining has announced a $5.5 billion lease agreement with Amazon Web Services (AWS) to support AI computing.

This morning, $CIFR released its Q3’25 business update, marking a transformative quarter highlighted by major progress in expanding our HPC strategy and pipeline.

Under the 15-year agreement, Cipher will provide space for equipment and power supply with a capacity of 300 MW. The project will be implemented in two phases from July to the fourth quarter of 2026. AWS will begin lease payments in August.

In September, the company, with the assistance of Google, struck a deal with AI startup Fluidstack. Including this, Cipher’s signed contracts will total approximately $8.5 billion for AI services.

The mining firm also registered a joint venture to develop the Colchis data center with a capacity of 1 GW for high-performance computing. Cipher will provide the majority of the funding, resulting in its stake in the data center being approximately 95%.

The facility will be located in West Texas. It is planned that the energy company American Electric Power will build a line to connect it to the grid in 2028.

Cipher described its financial results for the third quarter as “strong.” With total revenue of $72 million, the company achieved an adjusted profit of $41 million. However, according to GAAP accounting rules, the firm recorded a net loss of $3 million.

“The quarter was truly transformative for Cipher: we signed two landmark deals in high-performance computing and expanded our development portfolio,” said the company’s CEO, Tyler Page.

Earlier, Bitcoin miner IREN signed a contract with Microsoft to provide cloud services based on graphics processors. The five-year agreement will amount to approximately $9.7 billion.
